At Alpen Mortgage, we provide innovative financing solutions for builders, developers, and borrowers seeking an alternative to traditional bank lending. Our story began in the 1990’s when Max Haynes acquired his first property using a creative financing structure during a struggling economy. Recognizing the urgent need for reliable alternatives to conventional lending, he discovered the power of private money. As Max continued to grow his real estate investments through private financing, he realized: if private money could accelerate his own personal success, surely others could benefit from more flexible lending. Inspired by this idea, Max partnered with Marilyn Spencer to build Alpen Mortgage into the largest private money lender in Northern Nevada—funding over $250 million in loans in 2024.

Today, Alpen Mortgage regionally serves residential builders, commercial developers, and individual borrowers with loans ranging from $500,000 to $20,000,000. As our wider community grows, we’ll continue to expand our creative financing solutions to help more clients achieve their goals.

Max Haynes

Director of Private Lending / Principal

With over three decades of experience, Max has been at the forefront of transforming traditional finance models to unlock new opportunities in lending, real estate, banking, and private finance. He serves as a strategic real estate lending advisor to several large family offices and has consulted for major players in the U.S. banking industry including Citibank, MasterCard, and Visa.

Max is deeply involved in shaping housing and development policies, serving on a regional Housing and Development Task Force. His expertise also led him to assume advisory roles with national organizations such as the U.S. Small Business Administration and the U.S. Department of Commerce.

A recognized leader in entrepreneurship and finance, Max was an early member of the Entrepreneurs’ Organization (EO) and has spoken at national conferences including Young Presidents’ Organization (YPO) events. He also served as chairman of the board for Nevada’s largest public charter Montessori school.

Outside of his professional pursuits, Max enjoys hiking, skiing, traveling, boating on Lake Tahoe, and spending time with his two children.

Jeffrey Peterson

Senior Loan Officer

Jeff brings a wealth of experience and two decades in the industry, blending strategic vision with hands-on expertise in production and operational processes to drive results. He ranked among the nation’s top loan originators in 2005 and 2006 before joining a team of hedge fund directors, helping to develop innovative financial strategies during the mid-2000s banking crisis.

As an executive leader, Jeff has a proven track record of crafting and executing growth strategies that enhance revenue generation. His deep knowledge of the lending landscape makes him a key asset to the Alpen Mortgage team.

Beyond his professional endeavors, Jeff is a lifelong musician and an avid golfer and yoga enthusiast. He and his wife have raised four children, and he holds a Bachelor of Arts from the University of Nevada.

Andrew Tourin

Director of Business Development

Andrew Tourin has joined Alpen as our Director of Business Development. A past President of First Centennial Title Company of Nevada, Andrew has worked extensively in the title and escrow industry since 1982. In his role as President, he oversaw operations, strategy, marketing, and customer service. He brings expert knowledge of construction and lending requirements as they relate to title insurance, and he is deeply connected within the regional financial and real estate communities through longstanding industry relationships.

Andrew is highly active in the business community, having served on the Board of Directors of CREW (Commercial Real Estate Women), CCIM (Certified Commercial Investment Member), NAIOP (National Association of Industrial and Office Properties), and the Committee of Managers of Greater Nevada Mortgage. He served as President of the CREW chapter and held Executive Team roles for both CCIM and NAIOP. Andrew was also awarded CREW’s Ambassador of the Year in 2012.

Andrew takes great pride in the contributions he has made to the redevelopment of neglected areas throughout our region and in the positive changes occurring across Nevada, where he has lived for more than 40 years. He and his wife raised their children here, guiding them from kindergarten through college. Outside of his professional work and involvement with charitable organizations, Andrew has coached youth and adult Judo and Jujitsu for decades, and counts many successful members of the community among his former students.

Marilyn Spencer

Director of Compliance / Principal

Marilyn is a seasoned industry leader with 30+ years of experience in lending and real estate. A 2002 founding principal of Alpen Mortgage, she now serves as director of compliance in Nevada, Arizona and California.

Marilyn launched her mortgage career in 1994 as the preferred lender for top builders in Southern California. As a standout performer in conventional lending, she earned President’s Club honors at Home Savings of America and Ryland Homes and is also a skilled real estate investor: successfully navigating three major market downturns over the past three decades both as an investor and lender.

Viewing lending as an art rather than a science, Marilyn believes in creating flexible solutions tailored to individuals and staying true to her philosophy: “Make the box fit the people, instead of the other way around.”

Prior to entering finance, Marilyn was a professional ski instructor and spent five years teaching ESL at an inner-city school. In her free time, she enjoys skiing, dirt biking, and driving race cars at Lake Tahoe. She previously managed an amateur racing program, helping young riders pursue careers in motocross.

Tonya Russell

Senior Loan Coordinator

With over three decades in the lending industry, Tonya has built a reputation as one of the most respected loan processors in the region. Launching her career in 1990 as a receptionist, she quickly advanced: mastering loan processing, origination, and closing, all while efficiently managing office operations. Her extensive experience spans both mortgage brokerage and banking, giving her a comprehensive understanding of the industry.

Tonya’s expertise in every phase of lending combined with her ability to collaborate seamlessly with borrowers, investors, construction managers, and closing agents makes her an invaluable part of the Alpen Mortgage team.

A proud Nevada native, Tonya loves the outdoors and spends her free time four-wheeling, camping, boating at Pyramid Lake, and enjoying time with her family.

Jeremiah Estes

Loan Analyst

Jeremiah joined Alpen Mortgage in August 2021 and has quickly become an integral part of the team. As a loan analyst, he plays a key role in evaluating loan applications, setting up loan profiles, processing transactions, and managing post-loan accounting with precision. He also helps expand Alpen’s reach by overseeing marketing efforts, website content, newsletters, and community outreach across the West Coast and beyond.

Jeremiah worked in finance for a charter school prior to joining Alpen, playing a pivotal role in securing funding and overseeing the development of a new school from concept to completion. He holds a bachelor’s degree in finance from the University of Nevada.

Yuqi “Nikki” Wang

California Specialist

Nikki interfaces with our key family offices. She also helps coordinate our California lending and closely tracks the best real estate markets while partnering with leading brokerages. She holds a real estate license in California, specializing in both commercial and residential luxury properties, and uses her language skills to help our Asian clients.

Before shifting to real estate, Nikki founded an educational consulting firm that specialized in relocating foreign families to the U.S. She graduated from the University of Arizona with a master’s degree in engineering management.

Nikki loves to travel, play tennis, and enjoy active time outdoors.
